New Development – Distribution Centre in Montreal, Quebec, Canada

The challenge

Our client owns and occupies a 240,000 square foot Canadian Head Office and distribution centre and requires an additional 150,000 square feet. Since the property is not expandable due to a lack of excess land, relocation became the only viable alternative.

The solution

We were mandated for a new development and for the disposition of the existing property.  We negotiated the acquisition of 1,000,000 square feet of land from two developers in exchange for granting them construction of the new building.  We coordinated with the developers, architects and the City of Laval to finalize contracts and obtain permits.

The result

Our client is now proud owner of a new state-of-the-art 390,000 square foot warehouse with excess land for future expansion.  Their existing building is under contract to be sold shortly.
